Is it a good buy?

We are not a real estate broker, and we are neither the buyer nor the seller. The tach on each card asks one question: do we suggest this home is a good buy at the asking price, and for whom? A rough home can be a sensible fixer. A cleaner home can still be a poor buy once lot rent is counted. Condition is not the same thing as value.

The dial stays on "cannot yet judge," with the needle hidden, unless the evidence is enough and does not contradict itself. An unverified asking figure is not a score. One filled-in category out of eight is not an overall rating. We do not invent comparable sales, repair budgets, or a profit.

When a listing itself says the home needs repairs or is sold as-is, the asking price alone is not a great buy for someone who needs to move in. A fixer-upper buyer is a different person. We still do not call it a good fixer until the repair scope and the lot rent are both on the table.

Known costs are written as the publisher stated them, including conflicts. The Clearwater example in this week's file quotes about $1,028 a month in one place and $844 land lease in the table. We do not pick a winner. Fresh checks of those listing pages returned 403, which does not prove a home is gone and does not prove it is still for sale.
